Before you start looking
Get your financing confirmed before you set foot in an open house. In The Beaches, properties move fast and sellers expect pre-approved buyers. Having your mortgage pre-approval in hand means you can move on the day you see something you want, not three days later when it's gone. If you're putting down less than 20 percent, factor in mortgage insurance premiums of 2 to 4 percent of your loan amount. If you're a first-time buyer, confirm your eligibility for the provincial land transfer tax rebate of up to $2,000.
It's also worth booking a home inspector you trust before you start shopping. In multiple-offer situations, you'll often need to complete your inspection before submitting, not after. Our primary focus is The Beaches and adjacent east Toronto neighbourhoods: Upper Beaches, East End-Danforth, Leslieville, and Birchcliff-Cliffside.
